Please review our policies before your trip. All guests and their party members must follow all of the rental policies, Our terms are strictly enforced, so please ensure you agree with them.
Damage Waiver:
Our properties are inspected before and after each reservation. Payments will be required for any damage, excessive cleaning, missing and damaged items, or accidental damage beyond wear and tear. Renters authorize charges for damages or missing items. Payment will be taken out of the security deposit and additional fines greater that the security deposit will be charged to the primary renter.
Reservations:
All reservations need approval from management and the property owner. Online rates may change without notice. We will call or email to confirm online bookings within 48 hours. If there are any issues with the reservation, we will contact you within 48 hours.
Arrival Time:
Check time is no earlier than the posted time in the property description. Unless you have an agreed, pre-arranged early arrival time, please do not arrive at the property before your scheduled check in time. Unapproved early check-ins are subject to a fine.
Departure Time:
Check out time is no later than the posted time in the property description. Unless you have an agreed, pre-arranged late departure time please do not remain in the property after your scheduled check out time. Unapproved late check outs are subject to a fine.
All Payments are Non Refundable:
To reserve a property, 100% of the booking total must be paid with a valid payment option before check in.
Cancellations and Refunds:
Cancellations that are made more than thirty (30) days prior to the arrival date are eligible for a 100% refund unless stated otherwise in the individual property policy description.
Cancellations that are made fifteen (15) days prior to the arrival date are eligible for a 50% refund unless stated otherwise in the individual property policy description.
Last minute cancellations or early departures do not guarantee a refund.
All reservation changes must be accepted by the Alpine Property Management team and the property owner.
Unavailability
For any reason beyond the control of Alpine Property Management, if a property becomes unavailable, Alpine Property Management may substitute a comparable unit or cancel the booking and refund 100% of all payments made by the primary renter.
Strict Noise Ordinance:
Noisy activities, like loud music and vehicles, are not allowed from 9:00pm to 9:00am. Not following this rule may result in a fine and eviction without a refund and is applicable to general excessive noise.
Use and Occupancy:
The Primary Renter, or the reserving guest, is responsible for any guests that use the property during the term of this agreement. No unlawful activity or any other activity that constitutes a nuisance is permitted on Premises. The Primary Renter will take full responsibility for all lost or broken items, and any damages to the property of any kind.
Security Deposit:
Your reservation will have been charged a security deposit listed in the property policy description. Should potentially incurred damage costs be above the coverage of the amount of the Security Deposit, the Primary Renter must pay the balance. Guests thereby grants consent for Alpine Property Management to charge the Primary Renter on file for any damages, missing items, excessive cleaning, fines, and, if necessary, cost incurred to remove Guests from property.
Cleaning:
Upon check-out, the property will be professionally cleaned. Guests must pay a non-refundable cleaning fee with their reservation. This fee covers the cost of our housekeepers who clean, disinfect, and maintain the rental. Guests must follow check-out procedures and leave the property in a good condition. If excessive cleaning is needed, an additional charge may be applied at a rate of up to $45 per hour, with a minimum of one hour. This includes cleaning of the property exterior, grounds, and BBQs if available.
Linens and Towels:
We supply bath towels, sheets, pillows, and blankets. You can use beach towels outdoors. Don't take the unit's linens or bath towels outside. Bring your own items for sunbathing outdoors. Our cleaners wash a property’s linens unless you need clean ones during your stay. If you're staying for a week or more, extra sheets and towels are available, otherwise, we provide one set per guest where laundry facilities are available.
Pets:
Pets are permitted in specific units upon payment of applicable pet fees. Unauthorized pet occupancy in non-pet units will lead to immediate eviction and forfeiture of all rents and deposits. If unauthorized pets are discovered after departure, a penalty of $45/day plus additional cleaning charges will apply. Prior permission to have a pet requires adherence to the following rules: 1) Minimum $50 pet fee per pet or $30 per day for stays exceeding 5 nights, per pet. 2) Pets are not allowed on furniture or bedding. 3) Efforts to remove all pet hair are necessary to avoid extra cleaning fees. 4) Proper disposal of waste in tied-up garbage bags is essential as there is no garbage service on-site. 5) Pets should not be in the bath tub. 6) Pets must not be left unattended in the unit unless crated. 7) The Primary Renter is responsible for any pet-caused damage. 8) Additional cleaning due to pet-related reasons will be charged at a rate of $45 per hour to the renter.
No Smoking:
Smoking is NOT permitted in any of Alpine Property Management properties. If smoking does occur on the Premises, 1) Guests responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; 2) Guests may be required to immediately leave the Premises, or be removed from the Premises. If there is any excessive smell in the unit after your departure, there will be a minimum $250 charge. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning.
Lost and Found Items:
Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $25.00 handling charge plus shipping costs for any found items returned at Guest’s request. Management shall not be held liable for condition of said items. Any items not claimed for longer than 30 days, may be donated or sold. Please check carefully for belongings before you leave. Left items can be mailed to you if requested and you will be charged shipping costs plus a $10 service fee. Alpine Property Management is not responsible for lost or stolen items.
Maximum Occupancy
No guests in excess of the maximum occupancy specified in the rental agreement shall occupy the property. Breach of this will result in immediate termination of the rental agreement, a removal of guests, and a forfeiture of 100% of payments
Illegal Substances:
No illegal substances are allowed in the rental, and minors should not be in possession of drugs or alcohol. Violations will result in eviction from the property and no refunds will be issued.
TV/Cable/Internet and Satelite:
No refund shall be given for number of devices, outages, content, or lack of content or personal preferences with regard to cable/internet/satellite service. Services are provided as a convenience only, and are not integral to this agreement. No refund shall be given for, speed, access problems, lack of knowledge of use, or personal preferences with regard to service.
Plumbing:
Do not put any feminine products in the toilet. Limiting the amount of toilet paper used will help prevent a clog. Plungers are provided if a clog occurs. Please do not pour grease down the drain.
Systems Failure:
In the event the rental unit sustains a failure of a system, including but not limited to water, sewer, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, Guest agrees to permit Manager or its service provider to have reasonable access to the property to inspect and make repairs.
No Commercial Use:
Guests shall not 1) disturb, annoy, endanger, or interfere with other Guests of the building in which Premises is located or its neighbors; 2) use the Premises for any commercial or unlawful purpose including, but not limited to, using, manufacturing, selling, storing, or transporting commercial goods, illicit drugs, or other contraband; 3) violate any law or ordinance; 4) commit waste or nuisance on or about the Premises.
Maintenance and Reporting:
Guest shall properly use, operate and safeguard the Premises including, if applicable, any landscaping, furniture, furnishings, appliances and all mechanical, electrical, gas and plumbing fixtures, and keep them clean and sanitary. Guest shall immediately notify Management of any problem, malfunction or damage. Guest shall pay for all damage to the Premises as a result of failure to report a problem, malfunction or damage in a timely manner.
Right of Entry:
Guest(s) agree that Alpine Property Management reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make repairs, alterations or improvements as we may deem appropriate, or to show the property to prospective purchasers or guests (in which case prior notification will be given).
Termination of Occupancy
Upon termination of occupancy, Guest shall: 1) return all copies of all keys or opening devices to the Premises, including any common areas; 2) vacate the Premises and surrender it to Management empty of all persons at agreed upon time; 3) vacate any/all parking and/or storage space; and 4) deliver the Premises to Management in the same condition less ordinary wear and tear as received upon arrival.
Weather and Construction:
Alpine Property Management is not responsible for things like loud construction or events, wildfires and smoke, weather disruptions, road closures, or service interruptions. Changing dates due to listed circumstances are not offered. Refunds are not guaranteed in such events.
Personal Property and Injury:
Owner Insurance: Guest personal property, including vehicles, are not insured by the Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to the Guest, guests, or licensees due to any reason other than the condition of the Premises. It is essential for guests to understand that the responsibility lies with them to ensure protection.
Guest Insurance: As such, it is strongly recommended that the Guest carry or obtain insurance to protect themselves and their personal property from any potential loss or damage. This additional security measure provides peace of mind during their stay.
Indemnity and Hold Harmless: By consenting to stay, the Guest agrees to indemnify, defend, and hold harmless the Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees that may result from loss, damage, or injury to the Guest or their licensees and their personal property. Taking on this responsibility demonstrates an understanding of the nature of the accommodation and helps to ensure a mutually beneficial relationship.
Mediation:
Guest must mediate disputes before arbitration or court. Mediation fees split among parties.
Joint and Individual Obligations:
In consideration of the right to visit the home, Guest agrees to release to the fullest extent allowed by law, Owner and its Management, members, officers, associates, employees, agents, representatives, attorneys, assigns, and affiliates (collectively, the Affiliates) from all liability or responsibility of any kind whatsoever for any personal injury, death, property damage, or any other loss sustained by me, my minor children, any guest identifies on this form, or any guest or person allowed onto the property during my rental dates as a result of my, my children, or the guests' participation in a visit to the home, due to any cause whatsoever, including without limitation negligence on the part of Owner or Management. I understand that this release will bind my heirs, administrators, executors, and any other person or entity seeking to claim under or through Alpine Property Management.

Upon departure, please ensure the check out list found in the rental is completed before check out time and all guests are vacated by the approved check out time.
Rates:
Rates are subject to change without notice, however rates will not change after a booking is accepted.
Rates DO NOT include lost or damaged items.
